The SUDEA investment in Wrocław, developed by OKRE by Koramic, has obtained a final occupancy permit for all three buildings of the first stage. This is a significant milestone in the project’s execution, which combines carefully restored historical buildings with a new structure featuring contemporary, expressive architecture that harmoniously complements the entire complex.
The uniqueness of SUDEA on the scale of the entire Wrocław lies in the skillful combination of respect for historical substance with modern, timeless architecture. The first stage of the investment comprises three buildings – two historical ones (at Sudecka 96 and 96A streets), which underwent a demanding, multi-stage renovation process, and one new building (Sudecka 94), designed in a modern style, naturally complementing the entire complex. The revitalization of the historical fabric was a particular challenge, requiring precision, experience, and close cooperation between designers, contractors, and conservators.
Working on the revitalization and restoration of former buildings to their former glory is a process entirely different from constructing new buildings. It requires special attentiveness, patience, and respect for the existing substance. Every element – from the brick structure, through vaults, cornices, and architectural details – was analyzed, secured, and restored with attention to the smallest detail. It is a multi-stage, precise process where the experience of design and execution teams plays a key role, and the goal is not only to preserve authenticity but also to give historical architecture a new quality and function that meets contemporary living standards.
In the common areas of the historical buildings, particular attention was paid to materials and finishing details. Historical staircases were finished with natural stone, and the steps were topped with marble, emphasizing the representative character of the interiors. However, the original appearance of the underside of the stairs was preserved. The whole is complemented by hand-forged balustrades, custom-made, whose form references the historical character of the buildings and lends elegance and timeless class to the spaces. In the historical buildings, original wooden windows with muntins were restored, while the modern building features panoramic aluminum windows from floor to ceiling. All buildings are equipped with modern elevators, and each building provides access to the underground garage.
– It was a demanding process, especially the part related to the renovation of the historical buildings. That makes us all the more pleased with the final result and the fact that we can hand over to future residents a place refined in every detail – emphasizes Wojciech Konferowicz.
Obtaining the occupancy permit confirms the investment’s readiness and concludes a key stage in SUDEA’s execution. The project enters a phase where the vision of the architects and the investor becomes a real living space – open to residents and the next stages of development.

The SUDEA investment was also accompanied by significant works in the immediate vicinity, which tangibly enhance the comfort and safety of residents. As part of the project execution, sidewalk revitalization, reconstruction of street sections, and safety improvements at intersections in the direct vicinity of the investment were carried out. The renovation of pedestrian and bicycle path surfaces along Sudecka Street was also completed, organizing the public space and improving its functionality.
The execution of SUDEA would not have been possible without the involvement of experienced partners. The architectural design was prepared by Maćków Pracownia Projektowa, whose vision of combining history with modernity gave the investment its unique character. Specialized construction companies were responsible for the smooth execution, and Gleeds, the project management company, ensured the highest quality standards at every stage of work. The developer also cared for the well-being of the investment’s residents by allocating nearly 1 hectare of green garden space with old-growth trees and over 17,000 new plantings of plants, shrubs, and trees on the 2.5-hectare plot. The whole is complemented by modern art by Monika Polak and world-class design available in the investment’s common areas.
